Passive Home in Bethesda, MD by Peabody Architects

Thursday, March 31st, 2011

Nearly 13 years after building their dream team, Peabody Architects has their aptly named The New American Foursquare Passive House well under way in Bethesda, MD.

With the strong drive and determination to put together a project that is Passive in design and the guidance of a great team including award winning HVAC contractors and Earthcraft Technical advisers,  Alexandria, Virginia based Peabody Architects is on their way to creating the DC Metro area’s first completely passively designed home. From the get-go this project has been done the right way, they put together a team with the dedication to the plan, to create a home which would embody tight construction, comfort, health and utilize building principles which encourage the home to be built as a system.

In a quote from their blog over a year ago, Peabody’s design team mention ” While the house won’t look different from a traditional home, you will clearly feel a difference from the moment you walk inside this house. Passive Houses are exceptionally quiet and comfortable. There is no stratification of air; there are no drafts, there is no feeling being hot or cold when standing next to a window. Consistently in European surveys (where over 20,000 Passive Houses have now been certified), it is the comfort of these houses most remarked upon by their owners.”  This truly defines how this home has been produced; it is a gorgeous space, that is set apart by its efficiency and conscientiousness, not by its outward appearance, which is what some people tend to think when they start to let their minds wander about green, energy efficient or passive homes if they aren’t familiar with the concept.

Passive homes are a German concept which is quickly catching on in the US- and rightly so with the change in our climate and the climbing energy costs; it even suits are needs here in the mid-Atlantic. The Passive House Institute US states that ” Passive Houses are affordable, comfortable homes that meet the most rigorous building energy standard in the world. Far more than a checklist of green building options, Passive House design is a state-of-the-art, systematic approach to super-efficient construction that reduces space heating and cooling loads by an amazing 90%…Passive House standard puts true carbon-neutrality within reach. Today. Ten thousand Passive Houses have already been built in Europe, but this approach to home building has only very recently gained traction here in the U.S. ”

From site location to the actual products used in the homes, Passively designed homes such as the Peabody Architects New American Foursquare out in Bethesda, MD which is comprised of SIPs panels, super high efficiency HVAC system, tight windows, short duct runs and compact plumbing systems need to keep their projects on target from the outset. Peabody’s team was able to do this by organizing their plan from the beginning and understanding this key component: inspection and a system of checks and balances. What is highly important is that throughout the build process- that the whole home is inspected and kept on track by someone like the Conway Construction team  who would be able to help identify any potential issues which could breach the thermal envelope of the home. Since this is a home which is to be built tight and ventilated right, as we like to say, it is imperative that an auditor such as this be able to work with the builder team throughout the process to guide them through the energy efficiency process. As a member of the team The Green Gobbler is the HERS rater -providing energy efficiency guidance, energy modeling and diagnostic testing during the pre-drywall and final portions of the project. We’re all excited to see this first Passively designed home in the DC Metro area and proud to have been a part of this great team put together by the Peabody Architects group.

As the Peabody team brings this project to a close, we will keep you posted on the progress. Keep tabs on this project through our blog and join the discussion on our Facebook page.

Stressing Retrofitting in a Community That Demands Change.

Arlingtonians for a Clean Environment or ACE has been around a good long while, long enough to see the stressed and demands of a growing community and what the effects of these changes have had on the environment. They want to see action, and they want to start at the root of the community: Public Schools.

In a well thought out welcome to the 2nd Annual Green Living Expo, Takis Karatonis (who is also the principal founder of the Colombia Pike Revitalization Project) discussed the need for structure in the community and the strong desire to help people see the need for retrofitting. “It is a matter of changing how everyone things about community… what we want to do is start in the public school system…” which is why ACE decided to hold this year’s ACE expo in the Washington Lee high school. Over 60 vendors from Whole Foods and free trades shops to Home Energy gurus and Architects were side by side, row by row ready answer questions and more importantly raise awareness for their causes.

Karatonis graciously introduced Virginia Senator Mary Margaret Whipple and Chairman Chris Zimmerman of Arlington County who spoke briefly about the new Solar Raisers program (More on the Solar Raisers Program to come- Keep posted on the Green Gobbler!). “Arlingtonians are skeptics about creating a more sustainable program. They are always finding reasons to not do something- why don’t we help them find a reason to do something… Be that change to your own community. Retrofit. Change your pattern of thought. Find a solution and start one person at a time. ” Zimmerman’s thought evoking speech was exciting and brought the audience to cheers and applause.

Getting people excited is great, getting young folks, especially in the public school system is even more awesome. There were dozens of high school age kids volunteering their Saturday at Washington Lee to help out the ACE Green Living Expo. It was a wonderful thing to see these kids at school on a beautiful Spring Saturday, and no, I don’t think they were in detention. They were engaged in their community, asking questions, learning about their community and what they can do to insight change; learning how they can be that “one persona at a time.”

How to Apply EPDM Rubber Weatherstripping

Thursday, March 17th, 2011

The EPDM rubber weatherstripping is simple enough to apply and is a highly effective air barrier.

So you’ve detected drafts around your doors, and have finally gotten around to sealing them up. After spending some time on the air sealing aisle at your home improvement store, I’m sure you realize now: there are plenty of weatherstripping styles to choose from.

Most importantly, when weatherstripping your doors you need to makes certain to choose the right size of weatherstripping for the size you need to fill your specific gaps. Make sure you read the labels, which will generally run you through the size of weatherstripping you need for your doors. Take note of the temperature range that will allow for proper installation. It is also a smart idea to buy the 10 year guaranteed products so you won’t have to re-install weatherstripping every three years!

Did you know that you can also use weather stripping on interior doors? If you have a rooftop terrace that has an enclosed stairwell that maybe gets a little cooler in the winter and warmer in the summer, use weather stripping at the interior door to optimize your indoor comfort levels. Even purchasing a door sweep-draft guard for these doors is a great idea.

Watch this simple video so you can see how simple it is to select the proper weatherstripping product for your doors and save yourself some money! For more tips and examples of ways to green your home, find us on Facebook and join the conversation!

How to make an indoor plant happy

Thursday, March 10th, 2011

Using air-purifying indoor plants can be a good thing, and can have its set backs.

How many of you have ever brought home a new houseplant and then noticed that after you have it perfectly situated in a picturesque spot in your home… it get’s happy… then it gets buggy? I was recently reading a copy of Organic Gardening Magazine and they had a great tip about how to take care of this at home! Sometimes when the plant has gotten to its prime, the little nasty fruit-fly like flying insects (fungus flies- how gross does that sound?) start to crawl out of the woodwork- or in this case, out of the dirt. Ick.

Your first reaction may be to take the plant out or try to return it. A little hint here, is that most dirt contains these little critters, it is just how you manage them that keeps them at bay. A low cost, healthy option to dousing a plant with pesticide inside of your home is to create a fly trap. Sounds like a fun project…

Here is what you’ll need to make your traps to keep your indoor plants happy and pest free:

  • Medium gauge wire- even a coat hanger will do.
  • Pliers to twist the wire into a flat spiral at the top.
  • Index card, or cut up cardboard.
  • Petroleum jelly or as Organic Gardening magazine suggests, Tanglefoot brand insect trap paste.

Take your pliers and create a little spiral at one end and flatten it. Keep about 2-3 inches of wire straight so you can poke that into the houseplant’s soil. Then cut the cardboard or index paper into small squares and coat it in either the petroleum jelly or the insect trap paste. Stick the sticky square into your spiral and watch the little critters get trapped. Replace the sticky paper as often as you need to until the problem is under control.

Using indoor plants as a  natural air-purification system can be a wonderful thing, just make sure you’re keeping its environment healthy, too!

MIT’s CO2GO Application for Your Smartphone

Thursday, March 3rd, 2011

Those smarties at MIT have done it again: created something interesting an useful that may help us save the planet!

At the SenseableCityLab at MIT, they have come up with a new user interface for our smartphones that they claim could help us save the planet, or at least be more aware of our personal carbon footprint in real time! With the CO2GO app engaged on your smartphone, the systems which are found in almost every smartphone will work to help you make “smarter choices” when it comes to transportation and your personal carbon emissions due to transportation.

How is this possible? Well, by ” making sophisticated use of the sensors contained in a standard smartphone (accelerometer, GPS, …) carried in your pocket, CO2GO deploys an unprecedented algorithm to calculate in real-time the carbon emissions while on the move. It does so by automatically detecting your mode of transportation (walking, biking, train, car, bus, subway,…) while tracking the distance covered.”How cool is this?!

A detailed technical discussion is available if you want to get into the nitty-gritty of how this little application works and could work for you. Check it out and let us know what you think!
